I have lived in Tampa Bay for 10 years and in Riverside Heights for 2 of them. Since I bought my house here I have watched the neighborhood begin an amazing rebirth which is continuing daily. Amazing restaurants, bars, and breweries are opening up in just about every direction and a quick Google search will show that crime is consistently going down (12% from 2017-2018 per the Mayor). To the south new establishments such as Ulele and Armature Works restaurants are under two miles away with the Perl (beautiful new luxury apartments) and boat launches soon to follow! Seriously if you cant find anything to do here you aren't trying. In terms of new construction I've personally watched 20 old unlivable homes get taken down and in their place beautiful new homes built! Their prices ranged from $360's up to $500. The older houses that are saved and remodeled are beautiful homes with LOTS of character. For those of us that have invested here its a very exciting time as we are watching our home values jump. There are several beautiful parks in the neighborhood with basketball courts and a baseball field which are great for families. On that note there are great schools close by too. Tampa Catholic, Jesuit High School, Tampa Prep are just a few of them.I would recommend the neighborhood to anyone and am happy I bought here.
