West of I-5 the better part. User Rating 4.5 rating By Socrates ( Oct 10, 2013) Spanos Park was 2 parts: the East Park (east of I-5) and West Park (west of I-5).

The East Park is of inferior quality, amenities and shopping conveniences resembling typical sprawl at the edge of the city.

...Read More veniences. Surely the place to be if given a choice between the 2 projects/phases. The West Park has a higher property value proposition and it's about 10 years newer than the East Park. The East Park blends with adjacent residential communities of different characteristics lacking an overall convincing planning design theme to unify the area into a coherent architectural/aesthetic statement.

The West Park stands alone without blending with older/different communities around it. Its future phases have a unified theme and it is much better planned in this regard.

In particular the West Park (not to be confused with Park West which is the name of 1,000,000 sq.ft. or retail space within the park acting as its retail component) is a mixed-use community at the edge of town w/ convenient freeway access.

The only oddity is an out of place office building at the southern edge of the park but other than this the overall theme is relaxing, full of nature's sights & sounds (birds singing, migratory routes et al). It's very quiet with the exception of occasional freeway noise due to prevailing sound carrying breezes. Lots of walkable, nicely landscaped paths. A great levy to the south acts as a combined trail/biking path. Surrounded by agricultural fields but with minimal disruptions (most annoying of which is a yearly ritual of spraying by noisy planes which we could certainly do with out).

The overall project deserves a better marketing name. It's a charming place in search of a better name. Should it had a better labeling it could have competed for second best place to live in Stockton. The current livability rankings give it a score of 74(#3) vs. Brookside 75(#2) vs. Lincoln Village proper 76 (#1). For the money it's probably the best place to live in Stockton but let's not sound too subjective. Feel free to rate it yourself after experiencing it (living in it for at least 2 days). Read Less
