I have lived in Manassas Park for 4 years now and find it extremely pleasant. The community is extremely diverse and it help if you speak a bit of Spanish, but the neighbors are all really nice and we haven't had any problems with crime here. Definitely a blue-collar neighborhood ...Read More
were we all work on our own cars and mow our own lawns. Manassas is 5 minutes down the road and Fairfax in 10 minutes, so the options for dining and shopping are there, but not in the city limits yet. The "downtown" area has been improved quite a bit lately, but the town is having trouble filling the commercial locations next to the VRE stop. Great opportunity for a small business to occupy and you could probably get some GREAT concessions from the city to occupy if you want to start a coffee shop or small retail joint. (Full disclosure: I have ZERO connection to the town gov't or business development committee).PROS: The schools are extremely nice and the teachers are fantastic. There is a rec center right down the road that both of my kids have been taking swim lessons at. They also have basketball, gym, yoga, pre-k, etc. Home prices are REALLY reasonable for NoVA. We found a great place with 2-car garage for about 1/2 what it would cost in Fairfax. There are a couple of ice cream joints open in the summer and the parks and trails are some of the best around (check out the Occoquan Trail). Yorkshire Restaurant has the best breakfast around! Cool waterparks for the kids nearby and the Manassas activities are easily accessible. Super easy commute into DC if you ride the VRE.CONS: Hwy 28 is a nightmare during rush-hour! Supposedly they are "fixing" this, but only time will tell. It takes about 30 minutes to get to I-66 from Manassas Park most mornings if you leave after 7am. Also, the "downtown" area hasn't gotten on its feet yet.I think the community is on the upswing. Property values are increasing. Houses are selling fast. The school system is good. The Parks and trails are great.
