A TRULY WONDERFUL PLACE TO LIVE User Rating 5 rating By DMA ( Jun 27, 2018) Camas has gentrified into an amazing place. Consider this: old time parks and ball fields, an idyllic downtown with open air dining and brewpubs, nicely curated boutiques, one of the best school systems on the West Coast, civic pride and cleanliness. As a previous poster noted, ...Read More there used to be odors from the old mill but those days have long passed as is evidenced by the amazing rise is property values and million dollar homes at every turn. Stunning views of the river and city lights are abundant. It is safe, friendly, growing by leaps and bounds (I have mixed feelings about this) but all in all, a truly wonderful place to call home. I live literally 11 minutes door to door from the airport over the bridge and have yet to be awakened by any flight noise but I do hear, once in a while, a train call in the distance which I find more charming than anything else. It is the best of all worlds: access to foodie mecca Portland, several little local downtowns in Clark County each with interesting vibes, restaurants, galleries, etc., no state income taxes this side of the river, considerably less traffic gridlock here and the addition of a new downtown facelift in Vancouver with high rise buildings, a suspended pier, ever more restaurants, riverside walking trails, a new amphitheater, hotel, restaurants, shops and miscellaneous retail on the 192nd St landing. We are ranked as one of the healthiest real estate markets in the USA for good reason. This factors in not only livability, but also home price stability over the long haul. We remain, for the time being, one of the few affordable, high quality housing markets on the west coast. I have lived here almost 16 years and it just seems to keep getting better and better. Noisy and expensive User Rating 0.5 rating By Twilight99 ( Mar 26, 2017) Think twice before you move here. This town is noisy due to planes and trains. Camas and Washougal are so-called quiet zones for the train whistles. Nice theory but the train operators don't honor the quiet zone and blast their horns anyway. Expect to wake up at 6 am or earlie ...Read More r every day. Don't believe what the realtors tell you. The PDX flight path approach and departure lane from Seattle flies directly over Camas/Washougal. We're talking over 200 flights a day. The Georgia Pacific pulp mill stinks out downtown Camas, and west and north Camas. Washougal and areas north of Camas High School are mostly spared from the rotten egg stink. Housing is very expensive due to scarcity. Yet if you end up buying a home in the noisy/stink zone, it won't sell quickly unless you are giving it away. Read Less
