Sleepy neighborhood of retiring boomers and college kids

ldren here and there. The Marcy Open School (K-8) is considered one of the best in the city, but options for high schools and other schools are limited. The neighborhood association is very strong and influential, but the neighborhood is quickly changing due to high rise condo development at the river's edge. There is a lot of crime on the University of Minnesota side (east side of the neighborhood) which home owners (on the west side) would like you not to know about because they anticipate selling their houses very soon. Any Mpls. crime map will show a concentration of muggings and petty larceny due to the large number of young students there.
As for "amenities," there are some: a handful of corner stores, one corporate chain coffee shop, some swanky and some modestly price restaurants on the riverfront, and that's about it. There are several excellent groceries stores, shops, and restaurants very close to the neighborhood, but not within Marcy's Holmes' technical boundaries. Compared to nearby neighborhoods in Dinkytown or Northeast, Marcy Holmes is a tad on the boring side.
The next decade will be a crucial one for Marcy Holmes. The historic houses are very expensive, both to buy and to maintain. Meanwhile, "luxury" condo developments are swamping the south portion of the neighborhood while a new substandard student apartment complexes seems to pop up on the east side every day. Will it be an ultra-expensive retiree enclave? Will it be a student ghetto? Will families move in despite the soaring property prices? I suspect it will be a mix of the options.
