Weather here is extremely unpredictable and borderline bipolar, but keep in mind that rarely do we get tornados surprisingly; it snows in winter when it's cold, but not as cold as Chicago or Minneapolis...

The area is costly but not severely so. Avg rent is $2-3K monthly and gasoline and fuel prices are still average... The avg house rent (not apartment rent) is about the same as Phoenix, Las Vegas, Denver, and few west coast cities like Sacramento, CA, Eugene and Salem, OR etc...

Where to eat, it's quite spread out. Not bad at all and not even Overland ParK, KS options are bad! Joe's BBQ in kCK, here in Leawood, and one in Olathe, KS....

I hope that you understand it is NOT FOR EVERYONE. And in fact i's just another midwestern suburb in another midwestern city... Read Less

Bordering the popular Overland Park, KS it is close to major streets and highways that will take you to other great neighborhoods. One of my favorite things to do is visit the Lewaood Town Center Plaza. With a movie theater, restaurants (D ...Read More ean & DeLuca, On the Border, and more) and numerous shops, you can spend all day enjoying outdoor shopping. Leawood is also home to North Italia, Crate and Barrel, and many other favorite shops for residents.

The Spring World Headquarters is just across the street, in Overland Park. These two cities have numerous golf courses, outdoor walking space, and parks that you can enjoy on a beautiful Kansas spring, summer, or fall day. Leawood is home to more than one country club and a great aquatic center that provide fun, entertainment, and activity for the entire family. If you are in the Kansas City area visitng, or looking for a new home, consider Leawood. Read Less
