Closest thing to a beach house in Augusta User Rating 5 rating By keith shafer ( Jan 25, 2017) My wife & I have lived at Goodale Landing for the past 12 years. A friend told us about it (most Augustans are clueless about it--as we were). Our home is the closest thing to a beach house you can imagine--except we have the beautiful Savannah River as opposed to a beach. And th ...Read More e river is right outside our lawn. On the GA side of the river there are only 3 types of homes available--and there are very few of these. Waters Edge has homes that are 3 stories above the river, built into the top of the levee. They're quite expensive ($250-$500 thousand) and several residents have sold their homes and moved to Goodale Landing--far more convenient. Our home is one of 48 attached residences in 6 "buildings". Each building has 8 homes. They are totally insulated--we've never heard our neighbors--and we have 3 floors of fabulous living space. There is a 2 car garage, entry foyer, large closet, and screened in porch on the ground level. The 2nd floor is the living space. We have wood floors, carpet, a tiled updated kitchen with all the amenities, a breakfast nook, dining room, bar/library, living room, fireplace, and deck running the width of the house. The 3rd floor has 2 large owner suites with updated bathrooms including custom tile, cabinetry, shower, and spa tub. Each suite has a large walk-in closet. The laundry is conveniently located on this floor off the hall. The grounds at Goodale Landing are impeccably maintained. There is a gazebo provided for every 8 homes and the amenities include a boat slip at one of the 6 just-rebuilt commercial docks. Goodale Landing is a nature-lover's paradise. On the west side of the development is the levee which the HOA maintains. Downtown Augusta and downtown North Augusta are only a 5 minute drive--traffic is never a problem. Folks on bikes, joggers, and kayakers are a common. And we have a front row seat for all the rowing teams that practice on the river. Our association dues are only $160 a month--and that pays for all the maintenance of the grounds, docks, gazebos, etc. My wife & I were spending $300 a month to take care of the lawns of our previous house. We're now watching a grounds crew do the work and the boat slip alone would cost $300 a month if we could even find dockage for it. All this being said, here's why this website rates Goodale Landing so low. The area of downtown closest to us has higher crime--but Goodale Landing is nowhere near this area. The development has no thru-traffic so it's very quiet. Most folks don't even know it's here. For the same reason the schools (public) are at the bottom of the Richmond Co list--but Goodale Landing wouldn't be a good choice for most families--the proximity to the river alone would be a worry with children. Most of the people living at Goodale are either young singles or couples, and some retired couples--many who bought their home back in the 90's when the development was built. With the population growth in Augusta and with Millennials looking for urban housing Goodale Landing is the perfect place. You can be downtown by bike or car in minutes. And living beside the beautiful river is awesome. We like to say when we come home to Goodale Landing that it seems like we're on vacation. It's the closest thing to beach house you can find in Augusta. Read Less
